532 FULHAM

road masterplan

"section": "what-we-do"

Completed in early 2021, we have redeveloped the site of the former Fulham Police Station to realise a mixed-use development comprising a new secondary school and sixth form, a MET police counter and nine new homes, whilst also retaining the heritage and purpose of the site.

Winner of PROJECT OF THE YEAR - GOVERNMENT PROPERTY AWARDS 2021

Fulham Police Station had been part of local public sector infrastructure for over 100 years. As with any sensitive project we understood that it was important not to sweep away its identity in the name of faceless regeneration. As a result, careful consultation with the local community and the Metropolitan Police sought to ensure the retention of a police presence on the site. The new building is designed to have a civic presence that reflects its historic and continued place in the community.

Fulham Road now welcomes a permanent home for The Fulham Boys School offering a 600 place secondary school and 200 place sixth form. The school and police counter share the site with nine residential apartments in an integrated enabling development, regenerating a predominantly empty site into a valuable community asset.

The project consciously enhances the surrounding public realm by reinstating a street frontage to Fulham Road, as well as landscaping works that replace the existing trees and paving. New pedestrian and cycle access at the north-west corner of site seeks to encourage healthier lifestyles for pupils and local residents.

The Fulham Boys School

The non-selective free school is currently located in temporary accommodation away from the site and has achieved Ofsted Rating Good. Throughout the design and development process of their permanent site at Heckfield Place we worked closely with the school’s stakeholders to ensure their new home facilitates, supports and encourages their ethos. Fulham Boys School is focused on instilling a ‘can do’ culture: raising expectations of achievement and providing an opportunity for boys from the local community to achieve success regardless of background, ethnicity and ability.

On behalf of all concerned with The Fulham Boys School, present and future, our thanks go to all the team at Architecture Initiative, who worked so hard with us, the contractors and the Department for Education to get us into our permanent home. It’s been a long and far from simple journey and we’re delighted to be home. We’re looking forward to making the most of our state of the art facilities in supporting our innovative education, and benefiting our school and wider community for years to come.

Heckfield House

The residential element of the mixed use site offers a boutique development of just 9 apartments, conveniently located within close walking distance to Fulham Broadway. The dwellings embrace contemporary living and have been finished to a high specification and finish. There are a selection of one or two bedroom apartments available, all with direct access to outside space and far reaching views. The apartments range in size from 540 sq.ft. to 932 sq.ft. with lift access to all floors.

The sale of the apartments will offset a portion of the cost of the school and Met Police counter, reducing the overall pull on the public purse.

Architecture Initiative have designed an ambitious and unique scheme that maximises the site potential. To translate this into a well-coordinated, deliverable scheme has been no easy feat. Through their technical expertise and collaborative approach, together, we have succeeded in delivering an outstanding community asset.
